Per square foot, yes — in most years Sisters runs a bit higher than Bend, especially in the resort communities and on the larger lots. The trade-off is small-town quiet, faster access to the wilderness, and a tighter community feel. Downtown bungalows and the McKinney Ranch / Sisters Woodlands area are the more attainable entry points.
Sisters School District serves the area with one elementary, one middle, and one high school — all on the same campus on the west edge of town. Small class sizes, strong outdoor education program, and a state-recognized career-technical track. Charter and homeschool resources are also active in the area.
Sisters gets real winter — cold nights, snow on the ground from December through February most years, and the occasional dump that closes Highway 20 over Santiam Pass. AWD is not strictly required for the town itself but is strongly recommended if you are commuting to Bend, accessing the resort communities, or driving the snow play areas. Studded tires are legal November through March.
Day-to-day primary care, urgent care, dental, and PT are available in Sisters. For specialists, hospitals, and emergency care you head to Bend (St. Charles, twenty to thirty minutes east). Most locals keep a primary care provider in Sisters and a hospital system relationship in Bend.
In town and in the developed neighborhoods (Tollgate, Aspen Lakes, McKinney Ranch, Black Butte) you can get fiber or strong cable, plenty for video calls and remote work. On the larger ranch parcels and outer Crossroads lots you may be on fixed wireless or satellite (Starlink works well). We will check exact options for any property you are seriously considering.
It depends on price band and season. Entry-level homes ($450K-$700K) in town move quickly year-round. Mid-market homes typically sell within thirty to sixty days. Luxury homes ($1.5M+) can sit several months. Spring and early summer are the busiest, late January and February the quietest.
Oregon uses a measured-value system — you will not pay taxes on the actual market value of the home, you will pay on the assessed value, which is usually significantly lower. Effective tax rates in the Sisters area generally land between 0.7% and 0.9% of market value. We can pull exact figures for any address.
